HOME LOANS, MELBOURNE'S NORTH
Home Loans Compared Beyond the Rate
A home loan is usually the largest debt you will take on, so the structure matters as much as the rate. Finleaf Finance works with first home buyers, upgraders and investors from our office on Emblem Way in Craigieburn. We start with your deposit, income, expenses and plans, then compare options from our lender panel.
You see interest rates, fees, repayments and features such as offset and redraw side by side, so the comparison goes past the advertised rate. We help you organise documents, deal with lender requests and follow the application through valuation, approval and settlement. If you are still setting a budget, we start there, with no pressure to apply.
THREE TYPES OF PURCHASE
Home Loan Options for Your Purchase

FAQs
Your Home Loan Questions Answered
How much can I borrow for a home?
Your borrowing capacity depends on your income, living expenses, existing debts, deposit and each lender’s assessment, which tests repayments at a higher rate than you will actually pay. An estimate is a starting point, not an approval. We show you repayments at different loan amounts.
How much deposit will I need?
Deposit requirements vary by lender, but a deposit under 20% usually means paying lenders mortgage insurance, which protects the lender, not you. Eligible first home buyers may buy with 5% and no LMI under the 5% Deposit Scheme. You also need funds for purchase costs.
What is the difference between fixed and variable rates?
A fixed rate stays the same for an agreed period. A variable rate can move up or down, which may change repayments. Features and restrictions differ between products. Some lenders also offer split loans with both fixed and variable portions.
Does pre-approval guarantee my home loan?
No. Pre-approval is conditional and does not guarantee final approval. The lender still needs to accept the property and confirm that its requirements are met. Changes to your finances or the application details can also affect the outcome.
Can I apply if I am self-employed?
What documents are usually required?
What costs should I consider besides the deposit?
In Victoria, allow for stamp duty unless a concession applies, plus conveyancing, building and pest inspections, and loan costs such as application, valuation and ongoing account fees. Lenders mortgage insurance may also apply. Budget beyond the deposit and the advertised rate.
Is the first consultation free?
Yes. The first consultation, to talk through your property plans and lending needs, is free. That doesn’t make the loan free of fees; we explain any service charges, lender fees and other costs before you proceed.
